Too much. I’m happy to have an increase in income taxes to reduce and/or eliminate property taxes. It’s an unfair way to tax and an inequitable way to fund schools and local government. No other state is as bad as us with this.

Gen Z - in my area, at least, the boomers that ruined the economy are the same ones who now vote down every single property tax increase proposal to repair schools. “I don’t care if the schools fallin’ apart, my kids is grown” is the argument we hear the most when knocking on doors. Tax rate: 5.52% total which includes the township, the township road district, a community college district, fire protection district, water authority (at 0% this year), multi-township assessment, library district, ambulance district, and drainage district. 3.57% of that is for the school district alone.

Just over $4k. Springfield services, Chatham schools. I accepted higher property values and taxes to get into a better district. I suspect a property tax freeze/school funding overhaul will eventually diminish the quality of my district… and thus cause the value of my home to decrease by an amount equal to the current premium over a comparable house in a different district. My rough math leads me to believe that I will lose far more than I stand to gain. I hope I’m wrong.

I paid $6,550 on a house with a FMV of $173,200, of which $3,938 went to pay for local Woodstock schools. Speaker Madigan’s $294,000 house on which he paid $4,600 in Chicago in 2016 would be taxed at over $11,000 in Woodstock.

Looking over my tax bill, I see where my money goes to the county, the township, the local school district, fire district, library district, community/jr. college, state university extension, local municipality, veterans advisory commission, and road/bridge/oil, but none of this money goes to the state. Question - Why are people looking to the state to do something about their property taxes? The way I see it, if I want to do something about my property taxes, I need to start dealing with the people who are asking for and spending my money. I don’t want the state government dictating to my local government bodies what they can and cannot do. What is the point of having local elections if someone from Rockford, Chicago, Elgin, or Downers Grove is going to have more of a say in what my county/township/municipality can and cannot do when they don’t have a clue of the everyday goings on around here?

$6,500 on a 1,200sqft house assesed at $192,000 in Cook. The assesment is a 30% increase from 3 years ago. The elementary schools are fine, but will either move or send my kids to private for high school, unless they improve. I did not win my appeal, and would gladly trade the Speaker for his tax bill. Maybe his law firm can help me out in the future…

31,000 on a house assessed at $1.1mil and worth about 900k. My youngest kid is in 6th grade and when he is out of school; I’m out of Illinois. I’ll pay it off that year too. At 5% per year increase which is what has been, I’ll be paying nearly 50k by then. While I am not claiming poverty, I work very hard for my money and no way am I able to afford $5k per month in property taxes when I retire. I like living here but it just is not long-term feasible. I am already at the point where my mortgage is less than my tax portion on my monthly statement.

Average: $7,992
Median: $5,850
Lowest 25%: $3,425 or less
Highest 25%: $9,525 or more
This is generally higher than numbers reported in economic data (Census) or by sources like WalletHub. But it’s safe to assume that CapitolFax readers are generally higher-educated than the average resident, which likely means higher incomes and higher-valued homes.

I pay….$200K+ in R.E. taxes, so I know a few things.
Today, the Cook County Tax scavenger sale commenced, in downtown Chicago. 30,169 parcels are being auctioned for non payment of their real estate taxes. The South Suburbs got hit the worst. Many commercial properties are getting taxed into abandonment.
Northside Chicago R.E. taxes have really gone up, but it can be somewhat offset because the prices have appreciated nicely.

AMENDMENT: If you’re retired, please deduct 4.95% of your retirement income from your property tax bill to calculate your “effective” property tax rate.
I have quite a few retired neighbors complaining about their property taxes even after their senior exemptions. Imagine if they also had to pay state income taxes on their retirement income.

I plan to stay in Chicago, knowing full well that my property taxes need to go up, and probably way up. Selective enrollment high school would be nice, but my parents sacrificed a lot to send me to Catholic schools and I’m prepared to sacrifice for my kids too. And I love Chicago, so I don’t plan to leave, I plan to do what I can to make it better.
Unfortunately part of that is paying for past borrowing from the pension funds. Thanks Mayor Daley!

I have hired property tax lawyers to lower my bill and it has saved me about 1,000 a year for 3 years.
The property tax lawyer gets 1/2 of the first year savings.
A terrible system that encourages over assessments and the need to hire a lawyer to fix the error.

Parks are awesome but local schools aren’t so great: You get what you pay for. The property tax rate is a joke in Chicago, I’d happily pay more for an awesome elementary and high school, more cops, better roads.

$4300 on a $176K house in Champaign. My tax bill lists every recipient of my taxes, all local, and I generally feel that my money is spent fairly, and that I get great value for it–good public schools, great parks, excellent bus system, terrific library. I also feel some degree of influence on my local taxing bodies.

Some of the tax bills I see for Chicago can only mean that the properties are very expensive. My property taxes have fluctuated a couple hundred dollars around $5,000 (up and down) in my 1,600 sq. ft. townhome in Lincoln Square (just west of Andersonville) since I moved in in 2003.
When I see someone saying they are paying $12,000 it means they are living in a million plus dollar home in Lincoln Park or the Gold Coast.
As much as people complain about property taxes in Chicago, they are quite low compared to our neighbors in Lake County and the North Shore suburbs. We in the City have the luxury of having industry and commercial properties to help support our tax base.

In Oregon, I pay about 1.2% of FMV. the assessed value goes up by 3%/yr capped by constitutional limitation. Taxes are capped at 1.5% of assessed value.
The downside is a 9% income tax rate, 9.9% over 125K. Oh, and unfunded pension liabilities are even higher than IL as a portion of income.

$4600 for a 1300 square foot house in Elk Grove. We are continually told are taxes are low due to Elk Grove having the largest continuous industrial park in the US. LP, you don’t need a lawyer to save you money on your taxes. The process is very simple in Cook County. In fact, the people in the assessors office will help you with comps if you decide to do it in person (I do mine on the internet). I’ve saved about $600 a year without a lawyer.

$2900 on my $4600 goes to the high school district, k-8 school district, and the community college. So, if the state would only pay its constitutionally mandated 50% share of education, my tax bill would go way down. Can you say progressive tax property tax swap?

Yes they have gone up. However, while the property tax rate for Chicago has increased from lowest in all of Cook County it has only gone up to the eighth lowest in the country. Chicago property tax rates need to increase substantially more to fund promised pensions and other costs of the CPS and the City of Chicago itself.

AMENDMENT: If you’re retired, please deduct 4.95% of your retirement income from your property tax bill to calculate your “effective” property tax rate.
“I have quite a few retired neighbors complaining about their property taxes even after their senior exemptions. Imagine if they also had to pay state income taxes on their retirement income.”
I pay $8,600 per year and I have never had a child go through the school system (no kids). I have absolutely no problem paying my “share” for education, but property taxes are out of control. I basically have two mortgages - one for my house and one for my property taxes. Everyone should contribute, quit soaking the property owners. Increase the sales tax another 1%. You buy a pack of gum you contribute a penny, you buy a yaught you contribute $5000. Why should the state make more $$$ on my proprty than I do?

I have also seen the snarky comments on this site when people say they are leaving the state because of taxes. The response is usually something like “don’t let the door hit you in the — on the way out.” I personally know of 7 families in my neighborhood who left because of property taxes. It is a big problem that has no chance of being fixed. I am not a Rauner fan, but that is why he tried to tie property taxes, term limits, and pension reform to the budget. No chance any of this gets done now. Does anyone disagree? Buellet?

Hah… Full disclosure, I am a state worker with 31 years in and I plan to retire in the next year or two, so I don’t want to see any more changes that won’t make it anyway because of the court rulings. Tier 2 was pension reform, best we can get.

Sorry, but can we go back to the question from “Been There, Done That” at 4:34? With such variation around the state–not to mention the fact that Republicans usually argue for local control on other issues–what’s the policy argument for pushing a property tax freeze at the state level? It’s obviously an easy, politically popular issue for an elected official to grab, but…somebody help me out with why the state should be involved in this, rather than people dealing with their local taxing districts (many of which have their own elected officials). Seriously. Thanks to anyone who can give a good explanation.

Here is some radical candor for you.
It helps that Cook County and Chicago have lots of commercial property whose owners pay a higher rate, with no exemptions. We generate quite a bit of local sales taxes too, utility fees, garbage, sewer, water, vehicle stickers, it adds up.
Chicago property taxes might be low, but we collect a lot of various taxes from a much larger population of taxpayers than anywhere else.
Many suburbs don’t have a lot of commercial activity so rely more heavily on taxes paid by homeowners. Downstate has additional issues with how farm land is assessed. They don’t have as many pockets to pick, so the same few taxpayers pay a proportionately higher property tax rate. That’s also partially the reason why I could buy a nice single family home in Kankakee for 10% of what I paid for my house in Chicago.
The State needs to help the situation and not pit counties and regions against each other. I don’t have a lot of confidence in the new management on the 2nd floor. This is a tough issue, but SB 1 is a good first step to bridging the property tax divide.

Our real estate taxes in Lake County now have escalated to $1,454 a month. I’m sorry, but that is obscene. It’s a nice house but certainly no mansion, has a decent sized lot and yes, very good schools and fire/police services. By the way, necessities like garbage pick-up, sewer and water are NOT included in this tax bill and are paid for separately. Money we had planned to spend on slow, steady maintenance and needed upgrades now is going straight to the taxman instead. Selling a home with high taxes like these is not easy. Several neighbors who have recently finally managed to sell have taken a serious haircut on the selling price to compensate new owners for the monthly taxes they’ll be paying along with their mortgage. Something has to give.

$5,269.62 on a $188k residence in Bloomington. A 8.405 tax rate, or an effective tax rate of 2.8017 *$8.405 / .3333 = 2.8017). That’s 2.8017 percent of the market value of the property every tax year.
If Illinois ever starts taxing retirement income, plan on lots of senior citizens having to sell (hopefully) or otherwise lose their property. Couldn’t afford to own it.

I fail to understand why a compromise on the property tax freeze issue is not a viable option.
Take some calculated ranking, determine the mean, freeze all those over 10% above the mean.
That approach would curtail increases on those most adversely impacted; but minimize the negative impact upon those taxing bodies which have used greater restraint in attempting to keep taxes low.
I know some areas with low equalized assessed valuations and high crime / social services demands (like the East St. Louis area) would still be hurt by such a proposal; but it would still be better than a statewide freeze or not doing anything to help ensure rate hike restraint.

About $6000 for a 1100 square foot 2 bedroom condo in Forest Park, suburban Cook, with senior and homestead exemptions. Market value probably $250,000. Lousy Proviso East schools. The whole district is poor, so we end up with more of the burden. Paid more in Oak Park, but had a house worth 75% more and excellent schools.
